Your responsibilities as a landlord:

  • Any waste generated during construction, demolition, garden landscaping is classed as business waste and it is the landlords responsibility to dispose of it.
  • Once the tenant has reached the end of their tenancy and moves out, any waste left in the property is also the responsibility of the landlord and is classed as business waste. This is chargeable.
  • The best way to dispose of commercial waste is to hire a skip or visit a transfer loading station. Commercial or business waste cannot be taken to any household waste recycling centre.
  • It is also the landlords responsibility to provide the correct waste and recycling information for your tenants.

Letting a holiday home?

If you use your property for business, either letting it out as a holiday home, self-catering accommodation or running a guesthouse, you must have a commercial waste collection service.

The Controlled Waste (England and Wales) Regulations 2012 states that holiday lets and self-catering accommodation are not permitted to use the local Council’s kerbside refuse and recycling collection service. This is because waste from a property used as a business is classed as commercial. It doesn’t matter if you are registered for business rates or how many days your property is available to guests.

You are not allowed to dispose of recycling or waste at any of the household recycling centres in Greater Manchester.

All facilities are closed on Christmas Day (25th December) and New Year’s Day (1st January).

You cannot take business waste to any of the Recycling Centres. This is strictly for household waste and recycling only.
